요즘 세상이 참 빠르게 변하고 있다. 인공지능이 사람의 일을 대신하기 시작했고, 경제 상황도 큰 변화를 맞이하고 있다. 특히 오랫동안 높았던 금리가 내려가면서 시중에 돈이 많이 풀리고 있는데, 이 돈들이 어디로 흘러갈지가 중요한 시점이다. 이런 변화 속에서 '토크나이제이션'이라는 새로운 흐름이 주목받고 있다. 그동안 많은 사람들이 비트코인이나 가상화폐를 '투기'로만 생각해왔다. 하지만 전문가들은 이제 다른 이야기를 한다. 토크나이제이션은 단순한 투자 수단이 아니라, 금융 시스템 전체가 바뀌는 큰 변화라는 것이다. 쉽게 말해, 토크나이제이션은 자산을 디지털로 쪼개서 거래할 수 있게 만드는 기술이다. 마치 아파트 한 채를 여러 사람이 나눠 가질 수 있는 것처럼 말이다. 토크나이제이션의 네 가지 특징을 가진다. 첫째, 직접 거래 (Direct)다. 은행이나 증권사 같은 중개인 없이 돈을 빌려주는 사람과 빌리는 사람이 바로 만날 수 있다. 2008년 금융위기 때 큰 금융회사들이 문제를 일으켰던 것을 기억할 것이다. 이런 중개인을 거치지 않으니 더 안전하고 수수료도 절약된다. 둘째, 개별 투자 (Individual)다. 예전에는 삼성전자 주식을 사면 회사 전체에 투자하는 것이었다. 하지만 이제는 삼성전자 안에서도 특정 반도체 공장 하나, 특정 프로젝트 하나에만 골라서 투자할 수 있게 된다. 더 정확하게 내가 원하는 곳에 투자할 수 있는 것이다. 셋째, 분할 소유 (Fractional)다. 이것이 가장 흥미로운 부분이다. 뉴욕의 수백만달러 짜리 빌딩을 살 돈은 없지만, 그 빌딩의 아주 작은 조각이라면 어떨까. 마치 커피 한 잔 값으로도 빌딩 주인이 될 수 있는 시대가 오는 것이다. 그동안 부자들만 누리던 부동산 투자의 기회가 일반인에게도 열리는 셈이다. 넷째, 언제든지 사고팔 수(Continuous Liquidity) 있다.  부동산은 사고팔기가 어렵다. 몇 달씩 걸리기도 한다. 하지만 토크나이제이션이 되면 주식처럼 실시간으로 사고팔 수 있다...
